Kendall Keys – Terms & Conditions

The Kendall Keys Realtor Loyalty Program (“Program”) is offered by Kendall Homes and is designed to reward licensed Realtors who actively bring clients to purchase Kendall Homes properties. By enrolling in this Program, you agree to the following terms and conditions, which may be updated at any time at the sole discretion of Kendall Homes.

Participation in the Program is limited to licensed real estate professionals with an active Realtor license in the state of Texas only and valid broker affiliation. All participants must complete the official Kendall Keys enrollment form above and undergo a verification process before becoming eligible to receive any Program rewards.

The Program operates on a 12-month annual cycle, beginning February 1 and ending January 31 of each calendar year. All rewards, incentives, and tiers reset at the beginning of each new cycle.

The Program is structured into four reward tiers:

• Key 1 – Starter: $1,000 BTSA, issued upon successful enrollment and license verification.

• Key 2 – Momentum: $2,000 BTSA, issued after a fully executed and approved contract using the Key 1 BTSA.

• Key 3 – Power: $3,000 BTSA, issued after a fully executed and approved contract using the Key 2 BTSA.

• Key 4 – 1% Club: Provides an extra 1% bonus on top of the standard 3% commission of the final home sales price to the buyers agent on all future closings through the remainder of the Program year. To qualify for the 1% Club, the Realtor must have completed contracts for Key 1, Key 2, and Key 3, and all three of those BTSA-attached contracts must have either closed or remain active contracts at the time of review.

BTSA rewards are emailed to the Realtor’s registered contact information and must be printed and physically attached to the new home contract to be valid. Each BTSA is tied to a specific contract and cannot be transferred or used across multiple deals. If a contract tied to a BTSA busts (does not close), that BTSA is void and cannot be reused. Realtors may hold multiple active BTSA rewards at once if progressing through multiple tiers concurrently, however if one contract busts (does not close) the Realtor will be reset back to Starter Key 1. If this happens, all other active BTSA's that are attached to active contracts will still be honored.

Kendall Homes reserves full discretion over program participation. We reserve the right to accept, deny, suspend, or remove any individual from the Program at any time and for any reason. Participation in Kendall Keys is a privilege, not a right. Kendall Homes also retains full authority to decline, cancel, revoke, or withhold any BTSA reward, including for reasons such as suspected fraud, incomplete documentation, unprofessional conduct, failure to comply with Program requirements, these actions can be taken without notice. 

All BTSA rewards are valid only within the current Program year and expire on January 31, regardless of when they are issued. No time-based restrictions are imposed beyond the Program reset date. On February 1, all participants are reset to Key 1, and a new $1,000 BTSA will be issued to verified Realtors for use in the new cycle.

Kendall Homes may, at any time, modify the Program’s structure, tier rewards, participation requirements, or eligibility criteria without prior notice. Additionally, we reserve the right to suspend or permanently shut down the Kendall Keys Program at any time, for any reason, and without prior warning or obligation to participants.

Communication regarding Program rewards, BTSA approvals, and tier advancements will be delivered to the Realtor’s provided email address and may also be supported through phone calls or text messages. It is the responsibility of the participant to ensure that contact information remains accurate and up to date.

Any questions, issues, or disputes related to the Kendall Keys Program will be handled by Kendall Homes management. All decisions made by management are final and binding.
