From Contract to Keys - Here's How it Works

Stage 0
Pre-Construction Meeting
We confirm all your selections and hold a pre-construction meeting with our community builder & sales rep. Once everything is finalized, we clear and prep your lot. Let’s build!

Stage 1
Survey & Form Boards
The survey team stakes out your lot, marking boundaries and corners. Form boards are set to prepare for the foundation, laying the groundwork for construction.

Stage 2
Plumbing & Foundation Prep
Underground plumbing and electrical conduit are placed. The foundation is shaped, and inspected by an engineer. A 3rd party engineer inspects the foundation before the concrete pour to ensure accuracy and compliance.

Stage 3
Foundation Pour & Grading
A Post-Tension Foundation at 3,000 PSI is poured to create the foundation of your home. We also have a 3rd party engineer on site to inspect the pour. Once cured, form boards are removed and rough grading is completed to ensure proper drainage.

Stage 4
Framing & Exterior
Your home’s structure is being framed, and the plumbing top-out is underway. Windows, exterior doors, roof decking (TechShield), & Hardie Plank siding are also installed, during this stage.

Stage 5
Roofing & Cabinet Design
The roof is laid with synthetic underlayment, architectural shingles, flashings, and roof vents. Meanwhile, your selected cabinets are measured and ordered for production.

Stage 6
HVAC & Wiring Roughs
HVAC rough, electrical rough, and low voltage wiring are installed. If selected or required, borate termite treatment is applied to protect your home’s structure.

Stage 7
Mechanical Inspections & Insulation
Burgess Third-party and city inspections confirm your home's structure, systems, and safety. Frame/Structural, Electrical, Plumbing & HVAC inspections are required on all our homes.
Once passed, polycell foam and batt insulation are installed and inspected again.

Stage 8
Sheetrock & Masonry
Walls are enclosed with sheetrock, taped, floated, and textured. Your garage door is installed, and weather permitting, exterior stone or brick is applied.

Stage 9
Interior Trim & Electrical Power
Real wood interior trim is installed and painted. Electricians install the service panel, and permanent power is ordered. Septic systems are installed if applicable.

Stage 10
Cabinets & Countertops
Walls are painted and Kent Moore cabinets are installed. Countertops are measured and sent for custom fabrication, bringing your kitchen and bathrooms to life.

Stage 11
Flooring, Tile, & Exterior Finishes
Interior surfaces like tile, flooring, and countertops are installed. Outside, driveways and sidewalks are poured, land is final graded around your home, and fences added (if selected).

Stage 12
Final Mechanical Trims
Final touches include ceiling fans, backsplash, and HVAC final, Electrical Final, & Plumbing Final. Mirrors and glass are measured and ordered. Windows are screened, and a rough clean is performed.

Stage 13
Carpet, Hardware & Final Clean
Carpet, hardware, mirrors, and glass are installed. Final paint touch-ups and another interior clean prepare your home for presentation.

Stage 14
Final Inspections & CO
We perform a detailed punch-out inspection. We also have Burgess preform 3rd party inspections for Energy HERS Final, Overall Final Inspection, & a Quality Inspection. Once all code and energy inspections are passed, your home receives a Certificate of Occupancy (CO).

Stage 15
Buyer Walkthrough
You’ll walk the home with your builder, noting anything that needs to be addressed before closing. A final "walk list" is created.

Stage 16
Final Walkthrough
You will walk the home one last time with our building team to ensure every item on the walk list was addressed and taken care of before closing.

Stage 17
Move-In Time!!!!!!
Congratulations! Your home is complete. Enjoy peace of mind with your 1-year workmanship, 2-year mechanical, and 10-year structural warranties, plus manufacturer appliance coverage.
